APPLICATION

We are so pleased that you have found a property that interests you! In order to complete a rental application, we ask that you follow these few simple steps:

1. VIEW THE PROPERTY – Some of our properties are shown by appointment only. The listing will specify. Other properties are self-viewed by checking out a key. Come to our office located at 108 W. 20th Street, Norfolk, VA, 23517. You will need to bring $20 CASH refundable deposit and a picture ID. Keys are available Monday – Friday 9:00 AM – 4:15 PM. The office closes daily from 1-2pm for lunch. All keys must be returned by 5:00 PM. After viewing the property and returning the key your $20 deposit is refunded to you.
   1. INCOME REQUIREMENTS – The rent cannot exceed 40% of your gross monthly income. (You must gross 2.5x the rent) If you are co-applicants and/or not married each applicant must meet this requirement individually.
   2. If you are self-employed you must supply a copy of your most recent 1040.
   3. Cosigners are only accepted for full time students that are currently enrolled.
2. ALL APPLICANTS MUST MEET THE FOLLOWING CRITERIA:
   1. Six months current employment prior to application.
   2. Favorable background and credit report. If applicant has no credit record, this criterion is not satisfied.
   3. Favorable landlord reference. Family members and private owners or rentals are not accepted as landlord referrals.
3. COMPLETE THE APPLICATION – Listed below are the items we will need to process the application:
   1. There is a $50 fee per applicant, $60.00 per married couple. Co-signers are only accepted for full time students that are currently enrolled.
   2. Each applicant over the age of 18 who will be residing at the chosen property must complete the application & provide the required documentation.
   3. All applicants must provide a picture ID, Social Security Card and one month’s current paystub.
   4. The application must be signed by all applicants and all necessary information completed.
   5. CRIMINAL BACKGROUND & CREDIT CHECKS ARE REQUIRED.
   6. INCOMPLETE APPLICATIONS WILL NOT BE ACCEPTED.

Applicants must physically tour the property before their application will be considered.
