Rental Applications

We are so pleased that you have found a property that interests you!  In order to complete a rental application we ask that you follow these few simple steps:

1. VIEW THE PROPERTY – Come to our office located at 4101 Granby St. Norfolk, VA 23504.  You will need to bring $20 CASH refundable deposit and a picture ID.  Keys are available Monday – Friday 9:00 AM – 4:15 PM. The office closes daily from1-2pm for lunch.  All keys must be returned by 5:00 PM.  After viewing the property and returning the key your $20 deposit is refunded to you. You MUST view the available unit BEFORE submitting an application or your application will NOT be processed.
2. INCOME REQUIREMENTS – The rent can not exceed 40% of your gross monthly income.  If you are co-applicants and/or not married each applicant must meet this requirement individually.
3. ALL APPLICANTS MUST MEET THE FOLLOWING CRITERIA:
   1. Favorable landlord reference. Must be for a period of 12 months or more prior to application at/or about the same rental amount.
   2. Six months current employment prior to application, month’s rent applied for must not exceed 40% of the applicant’s gross monthly income.
   3. Favorable credit report. If applicant has no credit record, this criterion is not satisfied.
   4. If you are self employed you must supply a copy of your most recent 1040.
4. COMPLETE THE APPLICATION – Listed below are the items we will need to process the application:
   1. Each applicant over the age of 18 who will be residing at the chosen property must complete the application.  It is a $50 per applicant, unless you are married, then it is $60 per couple. Co-signers are only accepted for full time students that are currently enrolled. 
   2. All applicants must provide a picture ID, Social Security Card and one month’s current paystub.
   3. The application must be signed by all applicants and all necessary information completed.
   4. CRIMINAL BACKGROUND & CREDIT CHECKS ARE REQUIRED.
   5. APPLICATIONS CAN & WILL NOT BE PROCESSED IF IT IS NOT COMPLETELY FILLED OUT.  INCOMPLETE APPLICATIONS WILL NOT BE ACCEPTED.
